What happens when a guest asks ChatGPT where to stay in Zadar?
A family in Munich types: "Where should I stay in Zadar old town for 4 nights with two kids?" The assistant does not open Booking.com for them. It writes a short answer with four to six named places, each with one line on why: near the Sea Organ, parking included, quiet. Those names come from sources the assistant has already read and trusts: Booking and Airbnb listings, Google Business Profiles, Google and Tripadvisor reviews, "where to stay in Zadar" blog posts, forum threads, and the owner's own website.
The guest reads the six names, opens two, books one. There is no page two. Being the seventh name is the same as not existing.
That is the whole game for apartment and villa owners now. Be one of the handful of names an assistant repeats when someone describes your guest.
How does ChatGPT decide which apartments to recommend?
Nobody outside OpenAI knows the exact weighting. But the pattern across ChatGPT, Perplexity, Gemini and Google's AI Overviews (now shown on roughly 45% of Google searches) is consistent enough to work with. Assistants prefer properties that:
- Look like one entity everywhere. Same name, same address, same phone, same description on Booking, Airbnb, Google, your website and the tourist board register. If you are "Villa Marija" on Booking and "Apartments Marija Petrčane" on Google, the assistant may treat you as two weak places instead of one strong one.
- Have recent reviews in the languages guests search in. A review from last month saying "10 minutes on foot to the old town, parking was free" is a fact an assistant can repeat. A five-star review from 2021 with no text is not.
- Are mentioned by other people. Brands are about 6.5 times more likely to be cited through third-party sources than through their own site. A tourist board page, a travel blog or a Reddit thread that names you counts more than anything you write about yourself.
- Publish structured data. LodgingBusiness or VacationRental schema tells a machine what you are, where you are and what you cost, without guessing.
- Keep content fresh and dated. A page updated in 2026 with this year's prices beats a page last touched in 2019.
- Answer directly. Content that states facts with a number and a source is about 37–40% more likely to be cited (Princeton GEO study, KDD 2024). Comparison content earns about a third of all AI citations. "Old town or Borik?" is a comparison. Write it.
Here is the gap we see on almost every audit of a Dalmatian apartment:
| What assistants read | What most owners maintain |
|---|---|
| Google Business Profile with photos, check-in times, Q&A and replies to every review | A profile claimed years ago, three photos, no replies |
| Booking and Airbnb listings with an identical name, address and description | Slightly different names and descriptions on each platform |
| Own website with one page per guest question, each page dated | A one-page site or none; the "News" page is from 2019 |
| Text reviews with specific facts from the last 12 months | Reviews exist, but nobody asks guests to mention what mattered |
| Mentions on tourist board sites, blogs and forums | None; the owner has never asked to be listed anywhere |
| Schema markup (LodgingBusiness, VacationRental, FAQ) | None |
| Comparison content ("old town vs Lapad") | None; the site says "ideal location" |
None of this is expensive. Most of it is unglamorous. That is why so few owners do it, and why it still works.
Does AI visibility actually change bookings?
We can only speak for numbers we have seen. Our client Malduk Adventures in Omiš sells rafting, canyoning, kayaking and zipline tours on the Cetina, not apartments. After three years of Google Ads with us, their day-tour bookings went from 2–3 per week to 10–15 per day. When we then did the AI visibility work described below for them, their AI-driven results went up 48% in two months, and over 100 bookings in that period were attributed to guests who arrived from ChatGPT, Perplexity or Gemini.
A tour is not an apartment, but the mechanism is identical: the guest describes what they want, the assistant names a few businesses, the guest picks one. "Where should I stay" is the most common travel question an assistant gets.
How do you get your apartment recommended, step by step?
Six steps, in order. Steps 1 and 2 cost you a weekend and nothing else.
- Run a baseline prompt set and log the answers.
- Fix the entity: one name, one address, one description everywhere.
- Get reviews where assistants read them.
- Get mentioned by third parties.
- Write answer-shaped pages.
- Measure monthly and refresh.
Step 1: Run a baseline prompt set and log the answers
Before you change anything, find out where you stand. Open ChatGPT, Perplexity and Gemini and ask each of them three questions for your city, in English and in German. German matters because Germany is Croatia's biggest market by a distance: 22.3 million overnights in 2025, against 4.1 million from the UK (Croatian National Tourist Board, January 2026).
Use these or adapt them to your street:
| City | English prompts | German prompts |
|---|---|---|
| Zadar | Where should I stay in Zadar old town for 4 nights with two kids? Apartment in Zadar with parking near a beach Apartment in Zadar close to the ferry port for a Kornati day trip | Wo sollte ich in Zadar mit Familie 4 Nächte wohnen, Altstadt oder Borik? Ferienwohnung Zadar mit Parkplatz nahe Strand Apartment Zadar nahe Flughafen für eine Nacht |
| Šibenik | Apartment in Šibenik for a family visiting Krka National Park Where to stay between Šibenik and Primošten with a car Quiet apartment near Vodice with sea view for a week | Ferienwohnung Šibenik als Basis für den Nationalpark Krka Apartment Primošten direkt am Meer für zwei Personen Wo in Vodice mit Kindern übernachten, ruhig |
| Split | Where should I stay in Split for 5 nights, old town or somewhere quieter? Apartment in Split within walking distance of the ferry port Family apartment in Kaštela or Podstrana with parking and a beach | Apartment Split Altstadt oder Podstrana, was ist besser für Familien? Ferienwohnung Split nahe Fährhafen für Inselhopping Ruhige Unterkunft Kaštela mit Parkplatz und Strand |
| Makarska | Best apartment on the Makarska Riviera for a family of four Apartment in Tučepi or Brela near the beach with parking Where to stay in Makarska for hiking Biokovo | Ferienwohnung Makarska Riviera für Familie mit Pool Apartment Brela direkt am Strand Unterkunft Makarska als Ausgangspunkt für Biokovo-Wanderungen |
| Dubrovnik | Where to stay in Dubrovnik to avoid the cruise-ship crowds Apartment in Lapad or Cavtat with airport transfer Old town Dubrovnik apartment for a couple, 3 nights | Wo in Dubrovnik übernachten, Altstadt oder Lapad? Ferienwohnung Cavtat nahe Flughafen Dubrovnik Apartment Dubrovnik ruhig, abseits der Kreuzfahrtmassen |
Put every result in a spreadsheet: date, assistant, prompt, the names it returned, and whether yours was among them. Yes or no. This is your baseline. Most owners have never asked an assistant about their own apartment; you cannot fix what you have not measured.
Step 2: Fix the entity
Pick one official name, one address format, one phone number and one 40-word description. Apply them everywhere: Google Business Profile, Booking, Airbnb, Vrbo, eVisitor and tourist board records, Facebook, Instagram and your website.
Complete the Google Business Profile properly: category, all photos, check-in times, amenities, a Q&A section with the five questions guests actually ask, and a reply to every review. This is the source assistants lean on most for "near" and "how far".
If you have a website, add LodgingBusiness or VacationRental schema and an FAQ block. If you do not, a single well-built page is enough to start; it does not need a booking engine. We build these as part of marketing funnel creation when a client needs it; a competent local web developer can do it too.
Step 3: Get reviews where assistants read them
Assistants read Google, Booking, Airbnb and Tripadvisor, not the guestbook on your kitchen table. Ask every guest at checkout for a review on Google first, because it feeds the Business Profile, and on the platform they booked through second.
Ask for specifics, not stars. "Could you mention how far the beach was and whether the parking worked?" gives an assistant a sentence to quote. Reply to every review in the reviewer's language. Aim for one new text review a month year-round, because a profile that goes quiet from October to May looks closed.
Step 4: Get mentioned by third parties
This is where the 6.5× multiplier lives. Sources worth an email or a call:
- Your local tourist board (TZ Zadar, TZ Šibenik, TZ Split, TZ Makarska, TZ Dubrovnik and the municipal boards between them). Most have an accommodation directory. Make sure you are in it, with the same name as everywhere else.
- "Where to stay in [city]" articles on travel blogs. Search that phrase, read the top ten, email the authors who list apartments. Offer facts, not a free stay.
- Reddit (r/croatia, r/travel), Tripadvisor forums and Facebook groups where people ask for recommendations. Answer honestly when the question fits your place. Do not spam.
- Guest-written lists: a guest who blogs, a family who posts their Croatia itinerary. One named mention on an independent site is worth more than another paragraph on your own.
Step 5: Write answer-shaped pages
An assistant lifts facts. Instead of "ideally located apartment in the heart of Dalmatia", write a page titled "Apartment in Zadar near the beach for families" that states: 350 m to Kolovare beach, free parking on site, check-in from 15:00, sleeps 4, €90–140 per night depending on the month, 12 minutes on foot to the old town, 15 minutes by car to Zadar airport.
Then one comparison page per real decision your guests face: "Old town or Borik: where to stay in Zadar with children". Comparison content earns about a third of AI citations. Date the page. Update it when prices change.
This is the core of what we do in AEO and AI SEO management: work out which questions guests ask, then make sure the answer exists, with your name on it, on your site and on at least two sites you do not control.
Step 6: Measure monthly and refresh
Re-run the Step 1 prompt set on the first of each month. Count how many of the 30 prompts name you, and which sources the assistant cites when it does. Add one new dated page or one update per month. Ask for reviews every week. In February, before the season, do a full pass over every listing. The season is won in February.
Why this matters for Zadar, Šibenik, Split, Makarska and Dubrovnik
Each city has its own questions, and an assistant only names you if your content answers the local version.
Zadar
Zadar County had 15.5 million overnights in 2025 (Croatian National Tourist Board). The recurring question is old town versus Borik and Petrčane: a car-free peninsula with nightlife, or family beaches with parking. State clearly which side you are on and how far the other is. Two facts that get quoted: distance to the Kornati and Ugljan departures at the port, and minutes to Zadar airport for late arrivals.
Šibenik
Šibenik-Knin is the smallest county on this list at 6.6 million overnights, which means fewer competing names and an easier path to being one of the six. Guests ask about Krka National Park first, so say how long it takes to Skradin or Lozovac from your door. Primošten and Vodice each pull their own searches; if you are between them, say so in kilometres.
Split
Split-Dalmatia is the second-largest county in Croatia at 20.9 million overnights, and Split is the most crowded field. The question that decides most bookings is "old town or somewhere quieter", where quieter means Kaštela, Podstrana or Stobreč. If you are outside the centre, own it: bus line, minutes to the Riva, parking included. Near the port, say "walking distance to the Hvar and Brač ferries", with the minutes.
Makarska
The Makarska Riviera is a string of villages, and guests ask about them by name: Brela, Baška Voda, Tučepi, Podgora. An assistant needs to know which one you are in and what that means: pebble beach at the door, promenade, or hillside with a Biokovo view. Mention Biokovo Nature Park and the Skywalk with driving time; hikers ask, and almost nobody answers.
Dubrovnik
Dubrovnik-Neretva had 9.3 million overnights. The question here is unlike any other city: "how do I avoid the cruise-ship crowds". In Lapad, Gruž or Cavtat, that is an advantage the assistant can state: quieter, cheaper, 15 minutes by bus, near the airport. Inside the walls, say what the stairs are like and where guests leave the car. Both get quoted. "Central location" does not.
How long does it take and what does it cost?
Where content, reviews and a Google profile already exist and only need fixing, we see AI citation gains in 6–10 weeks. Where new content or third-party mentions have to be built from nothing, a quarter or more. Nobody honest will promise faster.
If you hire us, AEO and AI SEO management starts from €300 per month. The first month runs with no contract, then 90-day terms. You own every account, page, pixel and piece of data. You get a one-page report each month, in euros, counted after commission.
And the honest part: for a single apartment with a thin Google profile and phone photos, €300 a month is often better spent first on a photographer and a day fixing the Business Profile. We will tell you that on the call. Come back for the AI work when the foundations are done.
Why bother? Because an assistant that names you sends the guest to your site or Google profile, not necessarily to Booking. Every booking that lands direct saves the 15–20% a platform typically takes. We do that maths in Booking.com commission vs direct bookings.
Should you pay for ChatGPT ads instead?
Not yet, if you own one to five apartments. ChatGPT ads reached Croatia in the last week of August 2026, but they are sold on CPM, US beta pricing was reported around $60 per thousand impressions with pilot commitments near $200,000, and buying in Europe goes through OpenAI's sales team or partners, not a self-serve tool (Search Engine Land, 19 August 2026). We watch it for larger clients through ChatGPT ads management and explain it in ChatGPT ads in Croatia. For an owner, the organic route in this guide is the one that pays. In the short term, Google Ads still fills a calendar faster than anything else; the winter marketing calendar for Dalmatia shows when to do each piece of this work.
Where to start
Run the 30 prompts this week. Log the answers. Then ask us for a free visibility check: we run the same prompts, look at your listings and tell you in one page what to fix first, and whether you need us at all. Reply within one business day. Found, not just seen.
